Section 13 Rent Increase Notice Calculator

Since 1 May 2026, all assured tenancies are periodic and the only way to raise rent is a Section 13 notice on Form 4A. Notice must be at least 2 months, and rent can only be increased once every 52 weeks (a strict 364 day gap). Rent cannot be increased at all in the first 12 months of a new tenancy.
