How rent affordability checks work

There is no statutory affordability ratio for private tenancies. The 30x monthly rent rule is an industry convention used by most referencing agencies because it keeps rent near 30 to 35 percent of gross income, the level at which arrears risk starts climbing. Some agencies work from 2.5 times annual rent instead, which is the same test expressed differently.

What referencing actually checks

A full reference combines the affordability multiple with credit history, an employer confirmation of income, and a previous landlord reference. Affordability is the piece that predicts arrears best, which is why it is the one agencies treat as a hard gate rather than a judgement call.

When an applicant falls short

The standard route is a guarantor who passes their own affordability check, usually at a higher multiple than the tenant. The Renters’ Rights Act caps how much rent can be taken in advance, so large upfront payments are no longer a lawful substitute for a passed reference. Whatever you decide, apply the same criteria to every applicant: consistent, documented screening is also your defence against discrimination complaints.
